Permitted Land Use ZonesAllowed in industrial land use zones (light and medium) as well as commercial land use zones (refer to the gazetted development plan)
Categories DATA CENTERSAll types of DATA CENTERS (small, medium and large) are allowed.
Plot Ratio, Plinth Area, Building Height, Displacement BuildingSubject to gazetted Development Plan and Uniform Building By-Laws 1984 (UKBS)
Requirements for the Preparation of Open AreasPreparation of 10% of open space; or5% if the master plan has been approved

Buffer ZoneIt is necessary to provide a buffer zone of 50m from the proposed DATA CENTERS building line with the residential lot boundary; orThere is no need for a buffer zone if the noise level is not 5dB of the original noise level.   *Note: Buffer zone providers can consider roads, building displacements, planting perimeters, parking lots and other appropriate areas as stipulated by the local authorities.
DesignThe facade of the building must be attractive and necessarily adjusted to the surrounding development. The facade of the building must consider the use of building materials that are soundproof or able to prevent from the effects resulting from the activities of the DATA CENTERS.
Other guidelinesThe placement of fire hydrants and other fire mitigation requirements must meet the requirements of the Fire and Rescue Department of Malaysia;Mandatory installation of SPAHs with ≥ roofs 100 square meters;Promoting the use of solar;Promoting CPTED design and Universal DesignIntelligent security control system with CCTV

Buffer Zone RequirementsThe determination of the buffer zone distance is on a case-by-case basis, according to the site and environmental conditions with an assessment of public health and safety risk aspects.
Other guidelinesExisting buildings/premises proposed for the development of DATA CENTERS have received CCC.The development of components and other technical requirements must be in accordance with the approval of the original KM and Building Plan (PB). If it involves amendments, it is necessary to resubmit the KM and PB applications. For developments that require the use of electricity and water supply more than the original use, it is necessary to obtain the review and permission of TNB and the state water supply company in advance. The Lapidation Report is prepared to ensure that there is no disturbance/damage to the adjacent buildings.
